We're In!!! and OH MAN!
ok so were in the house... it turns out from all the heart burn about when these people were leaving they actually left a day earlier than close so we were able to get into the house the night before it was actually ours. don't tell ;)
so the boys... and lets give massive amounts of credit where credit is due here! my Brother and my Husband did most of the nasty stuff... and by nasty please let me tell you there is no exaggeration... at least 20 years of animal pee in the carpet! NOT KIDDING!
they boys hauled that out and demo'd 90% of the wood "accent" pieces ( molding , closets etc.) they worked until 11pm last night. THEY ROCK!
we got a fresh start thing morning a little later than expected because Matthew and i had to move all of our stuff from 1 storage unit to the other. really long story, they short version is that just in case my schedule of contractors goes whacked we need to be out of the apartment by the 9th so we got a bigger unit just in case we had to move our stuff in there for a few days.anyway, i digress. so that took a few hours then the Lowe's trip took some time ( but we got to see Keri Stewart, whom i love and miss)
so we got back to the house just in time to see the 40 yard roll off dumpster getting delivered.( props to me for getting it delivered 3 days early!) we all sat and had ourselves a little in'n'out and tried not to gag from the horrendous smell in the house! we ( meaning the boys) worked non stop all afternoon until we finally called it quits about 6'ish. so far we are still needing to get the carpet pad up and the linoleum up, then starts the rewire for ceiling fans ( which are now wired with speaker wire!holy crap!) some minor drywall and its move in ready! well wait after the painter , tile guy and carpet guy all do their thing it will be move in ready! which lucky for me while these guys do their thing i will be in heaven landscaping my 1/2 acre lot!
i promise i will post before pic soon so that you all can be shocked! i wish i could just blog the cat pee smell for you ! but for now i must get to bed...busy day tomorrow..early start at the house and then baby shower mid-day! whoo hoo!

Docs...
ok so i am very on top of this whole buying a house thing. most documents don't sit in these hands for more than a day. now i understand that is because i am so anxious to get into this house that i hurry like its going to help escrow close faster all the while forgetting there is another party involved. maybe a less responsible party at that! so i get a call from my realtor first thing Tuesday morning. i hadn't talked to either my realtor or my broker since Wednesday. mostly because we were on vacation but really because i was on mandatory gag order by Matthew. no more talking about the house was the rule. so when my realtor call first thing Tuesday i was ecstatic. now i can speak of the house without getting in trouble...cause i HAD TO! now in the course of 30 seconds listening to a voicemail from my realtor i was thrown back into the what we will call the "wal-mart incident" all over again. it was me so mad i could spit and telling her that this time...I'M WALKING AWAY! it seems that the sellers haven't turned in escrow docs! WHAT seriously? those doc have been available for over 2 weeks now! so i composed myself and told her politely that if there was a problem there was a beautiful house in a great neighborhood that wont need so much work just calling my name! she quickly recovered and said...NONONO its fine well handle it!
On a more happy note...maybe 2 hours later while we were dealing with Matthew stranded on golden valley with a flat tire and no spare we get a call from our broker( which by the way i will recommend to ANYONE so if you need a broker let me know) saying that we need to go get a couple quotes for a few repairs we are going to do! yippie. so we headed to Lowes ...we now have carpet and tile!! now we wait, we will need to get some air conditioning quotes but i think that that will come after we get started!

is it or isnt it...
so the latest and greatest is that mid day Wednesday in the middle of walmart we received a counter to our repair requests and vacate conditions...Matthew and i talked about it...and talked about it...and well we talked some more and decided that we were tired of being pushed around. so we pushed back..and hard! unfortunately on a team EVERYONE has to push or we aren't strong enough! Half way through walmart we are on the phone with our realtor and looking for a cooler to take to Yosemite that evening. while Matthew tried to locate a helper in walmart i sat on the phone pleading ( ok , ok...yelling) our cause to our realtor. in the oh so short span of 10 minutes we lost the house completely then mended the deal.
end result... we got the $$ we asked for but not the move in date! so now we push back our move out date here! All is well i can see the light at the end of the tunnel.
Thank you to all those who have offered to help when the time comes... i think there will defiantly be a few days where we will need at least a babysitter for a few hours while we forge forward through a great clean out!
i keep telling myself this will be fun...i have spent all my free hours and not so free hours looking on the Internet at DIY and all kinds of home improvement things. I'm excited!

And We...
Wait... seriously this is becoming a really bad sitcom. i let loose on my realtor tonight. it seems that the listing agent is in-love with drama. we countered with some repair orders and vacate conditions Monday around 4 and he is just sitting down with them tonight, still no word.
but in the mean time here is an update...
we had our inspection Thursday the 2nd. it went exactly as planned...The place is a dump! Ha! ok ok now wait its not a dump its a fixer! it was nothing new at the end of the day, structurally the place is sound. these people live horribly though and it shows. it is a very old house and when old houses arent cared for they seem to deteriorate faster than normal. So really the inspection was a great time for us to get in there and walk around make some notes take some measurement and maybe let the severity of the DIY set in. we did find somethings inoperable that we hadn't planned but nothing we really were counting on to be alive in that place. thankfully the plus is that the large ticket items are done, new windows and electrical and copper re pipe. now all this baby needs is a little TLC.
the end result is that we love the potential in this house, we love the neighborhood and we LOVE that its on a 1/2 acre.
I promise i will post pics as soon as i can get some with the peoples crap out of there, really its just not fair to the house to post the nasty pictures we have.
